Why pre-screen sustainable architecture consultants before the interview

The standard path for sustainability advice is a good report at concept stage, a cost plan at tender, and most of it removed by the time anything is built. Consultants who make a difference know that and design so the important measures are the ones that cannot be stripped out cheaply. A short screen asks what got built and what was cut, which tells you more than a portfolio of concept schemes.

Listen for
Orientation, form, shading and fabric addressed first, with the results modelled and checked.
Passive design mentioned generally, or technology proposed before the building form is settled.

Listen for
A clear order of priority with reasons, applied consistently rather than adapted to each client.
Principles listed with no priority, or a different approach for every project.
06How do you approach water conservation and management in your projects?
Listen for
Demand reduction before capture and reuse, with maintenance burden considered for the operator.
Systems specified that the building operator cannot maintain, or demand never addressed.
07What techniques do you use to ensure indoor air quality and occupant comfort?
Listen for
Ventilation strategy resolved alongside the airtightness approach, with overheating risk assessed properly at design stage.
Airtight buildings with ventilation as an afterthought, or overheating risk not modelled.

Verified after occupation

08How do you measure and verify the effectiveness of the features you specify?
Listen for
Post-occupancy measurement, with metered data compared directly against the original design model.
Verification treated as commissioning, or no building they have measured after handover.
09How do you conduct a life cycle analysis for a building project?
Listen for
Boundaries and data sources stated, with the analysis used to change a design decision.
Assessments produced for a credit, or results that never influenced the design.

Holding under cost pressure

10Can you discuss a time when you had to advocate for a measure with a client?
Listen for
A position held with evidence, including what they conceded and what they refused to concede.
Recommendations withdrawn as soon as cost was questioned, or no measure they fought for.
11How do you balance sustainability with cost on your projects?

Measures ranked by carbon or energy saved per pound, so the value engineering conversation is informed.
Cost treated as the client's problem, or no ranking to defend when the budget is cut.
12Can you explain your experience with green building certification schemes?
Listen for
Schemes worked through with an honest view of where credits diverge from real performance.
Certification treated as the objective, or credits pursued that add nothing to the building.
